What We Do
Organizational Overview
- Established in 1983, Community Housing Advocacy and Development (CHAD) is a 501(c) 3 corporation that is the largest nonprofit supplier of quality, affordable, long-term rental housing on a scattered-site model in 30 communities located in DuPage, Kane, Will and Cook counties in northeastern Illinois.
- CHAD owns, leases and manages 500 properties that represent a range of affordable housing opportunities including single family homes, duplexes, apartments and townhomes.
- CHAD provides professional property management services to over 1,100 residents.
- CHAD offers below market rents to income qualified applicants. Residents pay 25-50% below the fair market rent, saving them more than $1,000,000 annually.
- CHAD relies on grants, public and private donations and corporate sponsorships to bridge the operating gap between revenue generated from offering below market rents and fair market costs to maintain housing inventory in accordance with CHAD-certified standards.
Who We Serve
Our services are directed primarily to hard working individuals and families who struggle to help themselves.
- The majority of CHAD residents do not receive any public assistance such as welfare.
- The household income of these particular residents ranges between $26,000 and $47,000 per year. Prior to renting from CHAD, these residents have historically paid a greater portion of their income on housing and basic necessities than what they could reasonably afford.
- CHAD residents are primarily employed in the service industry and hold jobs such as nursing assistants, bank tellers, entry level office positions, teachers, bus drivers, retail salespersons, cashiers, food service/restaurant workers, manufacturing workers, call center staff, EMTs and nursing home employees.
Demographics
- CHAD Household Residents: 55% are single mothers; 20% are single adults, 21% are couples with children, 2% are couple without children and the remaining 2% are single fathers.
